PROJECT BRIEF

 

The process of creating a project brief involves clearly defining your project objectives, and it acts as a roadmap to ensure that all your requirements are thoroughly addressed and met to your satisfaction, with our assistance.

PRE-DESIGN

 

Our initial responsibility will involve gathering crucial details regarding the project, which may include obtaining information about the site and any existing structures (if applicable) from the council and possibly a surveyor.

CONCEPT DESIGN

During this phase, your project brief will start to take shape as we delve into project scope, budget, environmental considerations, and any other unique requirements you may have. As we move into the concept design stage, we will explore a variety of solutions that align with your brief. This may involve creating drawings, floor plans, and perspective sketches to illustrate different ideas. It’s not uncommon to receive multiple options during this stage as we test and refine our concepts. We will also consider broader issues that may challenge conventional thinking.

PRELIMINARY DESIGN

Here we will incorporate your feedback from the concept design stage, and blend different ideas into a cohesive design. The preliminary design will be presented to you in the form of more defined plans, elevations, sketches, and possibly a 3D model, either actual or computer-generated. At this stage, we recommend engaging a Quantity Surveyor to provide a preliminary estimate of the construction budget. This will enable us to refine the design and ensure that it aligns with your budgetary constraints.

DEVELOPED DESIGN

In this phase, we will gradually increase the level of detail to finalize the design of your building. Our team will begin by preparing detailed plans, sections, elevations, and preliminary details while complying with the council’s planning requirements. If any non-compliance issues arise, we will initiate the process of applying for a Resource Consent, which will also be managed in this phase of work.

DETAILED DESIGN

Once the Resource Consent is granted, we will move forward to the Detailed Design phase, where we will further refine the design and documentation to a level of detail that enables a contractor to assess the complete scope of the project before procurement. During this phase, we will create detailed construction drawings that specify materials, components, systems, and finishes. Together with a comprehensive specification, these drawings will be submitted to the council for Building Consent.

TENDER AND PROCUREMENT

During this stage, we will prepare the contract documents and invite selected contractors to submit tenders for the project. Once the tender submissions are received, we will engage in negotiations to select the best contractor for the job. Following the contractor selection, we will prepare the contract documents, which will be signed by both the client and the chosen contractor.

CONTRACT OBSERVATION

During the construction phase, we will make frequent visits to the site to ensure that critical details and design aspects are being built according to the drawings and specifications. We will also certify all progress claims from the contractor and manage any changes to the project scope to maintain control of the budget. Regular site meetings will be held to discuss and resolve any relevant issues that may arise. After the construction is complete, we will follow up with the contractor to ensure that any outstanding items or rectifications identified in the conditions of contract are completed. Our team will ensure that the project is completed to the highest standard, meeting or exceeding your expectations.
